Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the materials for the walls and roof shall be of the same type, colour and texture as those used on the existing building.
Reason: To safeguard the character of the existing building and of the area in general in accordance with Policy H13 of the Adopted South Oxfordshire Local Plan.
That during the period of construction the False Acascia tree shall be protected in line with recommendations set out in BS5837: 2006 'Trees' in relation to construction.
Reason: To ensure the protection of important trees in accordance with Policy C9 of the adopted South Oxfordshire Local Plan.
That the excavation required for the foundations shall be undertaken by hand digging under the supervision of a suitably qualified arboriculturalist and should any roots greater than 25mm be uncovered then pruning them should only be implemented by that arboriculturalist.
Reason: To ensure the protection of important trees in accordance with Policy C9 of the adopted South Oxfordshire Local Plan.
