That, Having regard to the uniform building line along Queensway and around the crescent, the proposal would not be in keeping with the existing pattern of development in the area, would detract from the open aspect of this part of Didcot and fails to reinforce local distinctiveness. As such the proposal would be contrary to Policies G6, D1 and H4 of the adopted South Oxfordshire Local Plan.
That having regard to the depth and siting of the dwelling in relation to No.52 Queensway, the proposal would block significant amounts of sunlight to the rear garden and be overbearing and oppressive to the detriment of the residential amenity currently enjoyed by that property contrary to Policy H4 of the adopted South Oxfordshire Local Plan.
That due to the inappropriate details of design that disrupt the balance between wall and openings, and to the excessive depth of the proposed dwelling in relation to the 1950's semi-detached dwellings along Queensway, the proposal would be contrary Policies H4 and D1 of the adopted South Oxfordshire Local Plan and to Section 4.4 of the South Oxfordshire Design Guide.
