Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of three years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That details of the proposed new internal doors shall be submitted at a scale of 1:20 (section and elevation) and shall be approved in writing by the Local Planning Authority prior to such works commencing. Reason: To safeguard the character and appearance of the listed building in accordance with Policies CON5 and CON7 of the adopted South Oxfordshire Local Plan 2011.

That proposals for the reinstatement of the fireplace, following the removal of the modern fireplace in the dining room, shall be submitted to and approved in writing by the Local Planning Authority following consultation with the conservation officer on site. Reason: To safeguard the character and appearance of the listed building in accordance with Policies CON5 and CON7 of the adopted South Oxfordshire Local Plan 2011.

That details of the handrail below the access window to the roof shall be submitted at a scale of 1:20 (section and elevation) and first agreed in writing by the Local Planning Authority prior to its installation. Reason: To safeguard the character and appearance of the listed building in accordance with Policies CON5 and CON7 of the adopted South Oxfordshire Local Plan 2011.

That details of the log burning stove and flue proposed in the sitting room shall be submitted to and agreed in writing by the Local Planning Authority prior to works commencing on their installation. Reason: To safeguard the character and appearance of the listed building in accordance with Policies CON5 and CON7 of the adopted South Oxfordshire Local Plan 2011.

That a detailed specification of the type, design and external finish of all windows and doors shall be submitted at a scale of 1:20 and 1:50 (section and elevation) where not already provided for approved scheme and approved in writing by the Local Planning Authority prior to their installation. Reason: To safeguard the character and appearance of the listed building in accordance with Policies CON5 and CON7 of the adopted South Oxfordshire Local Plan 2011.
