That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences. That notwithstanding the provisions of Article 3 of, and Classes A and C of Part 1 (Class A) of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order), no extensions or alterations to the roof (Class C) shall take place unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof. Reason: To ensure that the development is not unneighbourly, to safeguard the character and appearance of the Aston Tirrold Conservation Area and in accordance with Policies H13 and CON7 of the South Oxfordshire Local Plan. That no development shall take place until a professionally competent archaeological organisation as approved in writing by the Local Planning Authority, has been commissioned to carry out a full watching brief during the period of construction works. The watching brief shall preserve by record any archaeological features that may arise in the course of works and shall include limited archaeological excavation where necessary and the retrieval of artefactual evidence. Reason: To safeguard the recording and inspection of matters of archaeological importance on the site and in accordance with Policy CON13 of the South Oxfordshire Local Plan. That the parking provision shall be as shown on the deposited drawing, reference 05143-P01 Rev A all constructed, surfaced and laid out, retained and maintained to the satisfaction of the Local Planning Authority. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities and in accordance with Policy D2 of the South Oxfordshire Local Plan. That notwithstanding the provisions of Article 3 of, and Class A of Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order), no additional windows to those shown on the submitted plan shall be constructed in the north, east and south elevations unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof. That all waste material from the demolished agricultural building shall be removed from the site prior to the construction of the dwellinghouse. Reason: To safeguard the character and appearance of the Aston Tirrold Conservation Area and in accordance with Policy CON6 of the South Oxfordshire Local Plan.

That the existing hedges on the land except where agreed with the Local Planning Authority shall be protected whilst development operations are in progress in accordance with a scheme to be first agreed in writing with the Local Planning Authority and to be implemented prior to the commencement of the development. Reason: To safeguard the character and appearance of the Aston Tirrold Conservation Area and in accordance with Policy C9 of the South Oxfordshire Local Plan.

That a scheme for the landscaping of the site, including the planting of live trees and shrubs, shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted. The scheme shall be implemented as approved within 12 months of the commencement of the approved development and thereafter be maintained in accordance with the approved scheme. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 5 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority. Reason: To help assimilate the development into its surroundings and in accordance with Policy D1 of the South Oxfordshire Local Plan.

That the stairway window in the north elevation of the dwellinghouse hereby permitted shall be glazed in obscure glass prior to the first occupation of the premises and shall thereafter be retained as such. Reason: To ensure that the development is not unneighbourly and in accordance with Policy D4 of the South Oxfordshire Local Plan.

That notwithstanding any indications as to those matters which may have been given in the application no development shall take place until there has been submitted to and approved by the Local Planning Authority details of the proposed dormer windows and rainwater goods and their provision in relation to each other on drawings at scale of 1:20 showing elevations. Reason: To ensure that details of the development are satisfactory and to safeguard the character and appearance of the Aston Tirrold Conservation Area and in accordance with Policy CON7 of the South Oxfordshire Local Plan.

That development shall not commence until there has been submitted to and approved in writing by the Local Planning Authority details of all the windows and external doors on plans at a scale of 1:20 (elevations) and 1:10 (details). Reason: To ensure that the details of the development are satisfactory and to safeguard the character and appearance of the Aston Tirrold Conservation Area and in accordance with Policy CON7 of the South Oxfordshire Local Plan.
