Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That, notwithstanding the details accompanying the application, the training area shall be re-sited to the north west to allow for an adequate protection zone to be provided around the mature oak tree on the site. Details of the re-siting, together with an acccurate plan showing the location of the tree, shall be submitted to and approved in writing by the Local Planning Authority and the arena shall then be constructed in the approved, revised location. Reason: To safeguard an important tree in accordance with Policy C10 of the adopted South Oxfordshire Local Plan.

That there shall be no external lighting for the training area unless a new planning application has been submitted to and approved by the Local Planning Authority. Reason: To safeguard the rural character of the area in accordance with Policies EP3 and R10 of the adopted South Oxfordshire Local Plan.

That details of surface water drainage works shall be submitted to and approved in writing by the Local Planning Authority prior to the development commencing and implemented in accordance with the approved scheme. Reason: In the interests of public health in accordance with Policy EP6 of the adopted South Oxfordhire local Plan.
