That, having regard to the size of the building relative to the site and to its surroundings, and to its shallow pitched roofed design, the building would detract from the character and visual amenity of the locality, contrary to Policy H13 of the adopted South Oxfordshire Local Plan.

That, having regard to the size of the building relative to its surroundings and to its location relative to the boundary with Nos 14 and 16 Springhill Road, the building would represent an oppressive and uneighbourly form of development, detrimental to the residential amenity of occupants of the adjoining properties, contrary to Policy H13 of the adopted South Oxfordshire Local Plan.
