Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That samples of the tiles to be used for the roof shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of works. Reason: To safeguard the character of the listed building in accordance with Policy CON5 of the adopted South Oxfordshire Local Plan.

That samples of the bricks and featherboarding to be used in the construction of the external walls shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of works. Reason: To safeguard the character of the listed building in accordance with Policy CON5 of the adopted South Oxfordshire Local Plan.

That the brickwork to be used in the garage shall be pointed using a lime-based mortar mix. Reason: To safeguard the character and appearance of the historic structure in accordance with Policy CON5 of the adopted South Oxfordshire Local Plan.

That samples of the paving to be used for the access and turning area shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of works. Reason: To safeguard the character of the listed building in accordance with Policy CON5 of the adopted South Oxfordshire Local Plan.

That new means of access onto Bell Lane is to be formed, laid out and constructed strictly in accordance with the highway authority's specifications and that all ancillary works specified shall be undertaken. Reason: In the interests of highway safety and convenience in accordance with Policy H13 of the adopted South Oxfordshire Local Plan.
