Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the materials for the cheeks and roof of the dormer windows, external walls and roof the garage shall be of the same type, colour and texture as those used on the existing building. Reason: To safeguard the character of the existing building and of the area in general in accordance with Policy H13 of the Adopted South Oxfordshire Local Plan.

That the garage hereby approved shall be used only for purposes incidental to the enjoyment of the dwellinghouse as such and shall not be used for any commercial or business purpose whatsoever. Reason: To secure the proper planning of the locality and to comply with Policies G2, H13 and EP2 of the Adopted South Oxfordshire Local Plan.
