That the proposal would be contrary to Policies GB2 and H13 of the South Oxfordshire Local Plan and the advice contained within Planning Policy Guidance Note 2 'Green Belts'. The existing dwellinghouse has been extended in the past and this extension would result in a disproportionate addition to the original dwellinghouse which lies within the Oxford Green Belt. The proposal represents inappropriate development in the Oxford Green Belt prejudicing the openness of the Oxford Green Belt.

That having regard to its roof design incorporating a flat roof, the proposed extension would represent an incongruous addition to the existing building detracting from its character and appearance contrary to Policy H13 of the South Oxfordshire Local Plan and advice in Section 4.6 paragraph EX2 of the adopted South Oxfordshire Design Guide.
