That, having regard to the length of the extension adjacent to the boundary with number 37 Queensway and the proximity of the rear lounge window the conservatory will result in a significantly harmful overbearing and oppressive impact to this property contrary to Policy H13 of the Adopted South Oxfordshire Local Plan 2011 and section 4.6, paragraph EX5 of the South Oxfordshire Design Guide.
That, having regard to the size, position and form of the conservatory it results in an incongruous form of extension which is out of keeping with the character and appearance of the dwelling detrimental to the visual appearance of the area in general contrary to Policies G2, G6 and H13 of the Adopted South Oxfordshire Local Plan and Section 4.6 paragraph EX2.
