That the works hereby permitted shall be begun before the expiration of three years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That works shall not begin until a detailed specification of the type, design and external finish of all windows . internal and external doors at 1:20 and 1:5 (section and elevation) has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory and to comply with Policies G2 and CON2 of the adopted South Oxfordshire Local Plan.

Prior to the commencement of works, details of new vents, flues and rainwater goods shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the works are satisfactory and to comply with Policies G2 and CON2 of the adopted South Oxfordshire Local Plan.

Prior to the commencement of works, details of external joinery paint colour/finishes shall be submitted to and approved in writing by the Local Plannning Authority. Reason: To ensure that the details of the works are satisfactory and to comply with Policies G2 and CON12 of the adopted South Oxfordshire Local Plan.

Details of the proposed new fireplace shall be submitted to and approved in writing by the Local Planning Authority when opening up occurs. Reason: To ensure that the details of the works are satisfactory and to comply with Policies G2 and CON2 of the adopted South Oxfordshire Local Plan.
