Having regard to the prominent corner location of the site with varied levels adjacent to the Wheatley Conservation Area, the Council consider that the lack of a requested slab and survey drawing does not enable the Council to assess the height and potential impact of the new dwelling on the neighbouring properties and the character and appearance of the area. Also, given the number of dormer windows and their size the Council are concerned that these add an unacceptable level of bulk to the dwelling and are being used to create headroom as opposed to being a source of light. The proposal is therefore contrary to policies G2, H4 and Con 7 of the adopted South Oxfordshire Local Plan and advice set out in the South Oxfordshire Design Guide.
