Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced. Reason: To safeguard the character of the historic building in accordance with Policy CON5 of the adopted South Oxfordshire Local Plan 2011.

That a detailed specification of the type, design and external finish of all windows, rooflights and doors shall be submitted at a scale of 1:20 and 1:50 (section and elevation) where not already provided for approved scheme and approved in writing by the Local Planning Authority prior to their installation. Reason: To safeguard the character and appearance of the listed building in accordance with Policy CON5 of the adopted South Oxfordshire Local Plan 2011.

That the repointing of the stonework and the brickwork to be used in the chimney shall be pointed using a lime-based mortar mix. Reason: To safeguard the character and appearance of the historic structure in accordance with Policy CON5 of the adopted South Oxfordshire Local Plan 2011.

That before any work is undertaken in pursuance of this consent, such steps shall be taken and such works shall be carried out to secure the safety and stability of the building during the alterations, and to provide protection for the building against the weather during the progress of the works. Reason: To secure the safety and protection of the listed building in accordance with Policy CON5 of the adopted South Oxfordshire Local Plan 2011.

That the building shall be used only for purposes incidental to the enjoyment of the Old Farmhouse as such, and for no other purpose whatsoever. Reason: As the separate occupation of the building would be contrary to the Council's housing policies in accordance with Policy H6 of the adopted South Oxfordshire Local Plan.
