Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To safeguard the character and appearance of the Brightwell-cum-Sotwell Conservation Area and in accordance with Policy CON7 of the South Oxfordshire Local Plan.

That the garage doors shall be side hung, constructed in timber boarding and stained in a colour which shall first have been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the character and appearance of the Brightwell-cum-Sotwell Conservation Area and in accordance with Policy CON7 of the South Oxfordshire Local Plan.

That notwithstanding the requirements of Condition 3 above development shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the character and appearance of the Brightwell-cum-Sotwell Conservation Area and in accordance with Policy CON7 of the South Oxfordshire Local Plan.

That the existing trees and hedges on the land shall be protected in accordance with British Standards 5837 'Trees in relation to Construction' and in accordance with a scheme to be first agreed in writing with the Local Planning Authority and to be implemented prior to the commencement of the development. Reason: To safeguard trees and hedges which are visually important and in accordance with Policy C9 of the South Oxfordshire Local Plan.

That the ancillary building shall be used only for the purposes specified in the application as a home office ancillary to the residential occupation of Longwall Cottage and the building shall not be used for any separate commercial or business purpose whatsoever. Reason: To secure the proper planning of the locality in accordance with Policy G2 of the South Oxfordshire Local Plan.
