That having regard to their size, scale and location in relation to the existing dwellinghouse and details of design, the proposed works of extension would detract from and be detrimental to the character and appearance of the existing modest Longwall Cottage contrary to Policies G6 and H13 of the South Oxfordshire Local Plan and guidance set out in Section 4.4 and 4.6 of the adopted South Oxfordshire Design Guide.
That, having regard to the prominent location of Longwall Cottage in the Brightwell-cum-Sotwell Conservation Area and to the size, scale and siting of the proposed extensions, the proposal would detract from the character and appearance of this part of the Brightwell-cum-Sotwell Conservation Area and the street scene contrary to Policies G2, G6, CON7 and H13 of the South Oxfordshire Local Plan.
