That particularly having regard to the position and orientation of the proposed dormer windows looking towards No.49 Old Road, the proposed development would overlook that adjoining property and the development would be intrusive and unneighbourly to the detriment of the privacy and amenity of the occupants of that property.
That having regard to the existing character of the single storey property, the proposal to raise the roof so that it projects above the existing roofline would create a dominant and bulky extension which is out of keeping with the proportions of the original dwelling and would detract from the character of the street scene.
