Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That no development shall take place until a professionally competent archaeological organisation, as approved in writing by the Local Planning Authority, has been commissioned to carry out a full watching brief during the period of construction works. Details of the full archaeological watching brief shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. The watching brief shall preserve by record any archaeological features which may arise in the course of works and shall include archaeological excavation where necessary and the retrieval of artefact evidence. Reason: To safeguard the recording and inspection of matters of archaeological importance on the site in accordance with Policy CON13 of the adopted South Oxfordshire Local Plan 2011.

That details of surface water drainage works shall be submitted to and approved in writing by the Local Planning Authority prior to the development commencing and thereafter a scheme implemented in accordance with these approved details. Reason: In the interests of public health and to safeguard the adjacent water sources in accordance with Policy EP6 of the adopted South Oxfordshire Local Plan 2011.

That a sample of the stone to be used for the pool terrace shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. Reason: To safeguard the setting of the listed building and the character and appearance of the surrounding area in accordance with Policies G6, H13, C2, CON5 and CON7 of the adopted South Oxfordshire Local Plan 2011.
