Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of three years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That before any work is undertaken in pursuance of this consent, such steps shall be taken and such works shall be carried out to secure the safety and stability of the building during the alterations, and to provide protection for the building against the weather during the progress of the works. Reason: To secure the safety and protection of the listed building. To ensure that the development is not unneighbourly and in accordance with Polcy CON3 of the South Oxfordshire Local Plan.

The samples of the bricks to be used in the construction of the new walling and for making good shall be submitted to and approved in writing by the Local Planning Authority before any works commence. Reason: To safeguard the architectural and historic character and appearance of the listed building and in accordance with Policy CON3 of the South Oxfordshire Local Plan.

That all rainwater goods shall be constructed of cast iron. Reason: To safeguard the architectural and historic character and appearance of the listed building and in accordance with Policy CON3 of the South Oxfordshire Local Plan.

That works shall not commence until written approval has been given by the Local Planning Authority to a sample panel of all external walling material including pointing and mortar to be used in the works. The sample panel shall be erected on the site of the works and retained until the works are completed and the panel shall thereafter be removed from the site. Reason: To safeguard the architectural and historic character and appearance of the listed building and in accordance with Policy CON3 of the South Oxfordshire Local Plan.

That notwithstanding any indication as to these matters which may have been given in the application no works shall take place until there has been submitted to and approved by the Local Planning Authority details of the proposed bay window, and conservation roof light on drawings at scale of 1:20 showing plan section and elevations. Reason: To safeguard the architectural and historic character and appearance of the listed building and in accordance with Policy CON3 of the South Oxfordshire Local Plan.

The works shall not begin until a schedule of works has been submitted to and approved in writing by the Local Planning Authorityin respect of the works proposed to the chimney stacks. Reason: To safeguard the architectural and historic character and appearance of the listed building and in accordance with Policy CON3 of the South Oxfordshire Local Plan.

That notwithstanding any indications as to these matters which may have been given in the application no works shall take place until there has been submitted to and approved in writing by the Local Planning Authority details and specification of the new cast iron stair including the details of handrail and of the fixings to the existing building. Reason: To safeguard the architectural and historic character and appearance of the listed building and in accordance with Policy CON3 of the South Oxfordshire Local Plan.
