Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That prior to the first use of the new access the proposed means of access onto Chalk Hill shall be formed, laid out and constructed to the approval of the Highway Authority strictly in accordance with the highway authority's specifications and that all ancillary works specified shall be undertaken.
Reason: In the interests of highway safety and convenience and in accordance with Policy T1 of the South Oxfordshire Local Plan.
That no surface water from the development shall be discharged onto the adjoining highway and a scheme to prevent this occurrence shall be submitted to and approved in writing by the Local Planning Authority and constructed as approved prior to the commencement of building operations.
Reason: In the interests of public health and to avoid pollution and in the interests of highway safety and convenience and in accordance with Policy T1 of the South Oxfordshire Local Plan.
That the access/driveway shall be constructed using the no dig method in accordance with the principles of Arboricultural Practice Note 1, Driveways close to trees and in materials appropriate to the usage of the access/driveway details of which shall be first submitted to and agreed in writing with the Local Planning Authority before development commences.
Reason: To safeguard trees with are visually important in accordance with Policy G2 of the South Oxfordshire Local Plan.
