Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That samples of the materials to be used for the external walls and roof of the porch and of the bricks to be used to repair the wall shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G6, CON2, CON3, CON7 and C2 of the adopted South Oxfordshire Local Plan 2011.

That areas of the property to be rebuilt shall be carefully photographed before being dismantled to ensure that the existing detailing and finish is replicated as closely as possible. Reason: To ensure the satisfactory preservation of the listed building in accordance with Policies CON2 and CON3 of the adopted South Oxfordshire Local Plan 2011.

That pointing of brickwork shall be carried out with a lime mortar which matches the existing in colour, texture and finish. No cement shall be added to the mortar mix. A sample panel must be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. Reason: To safeguard the architectural and historic interest and character of the listed building in accordance with Policies CON2 and CON3 of the adopted South Oxfordshire Local Plan 2011.

That details relating to the replacement front door including plans drawn at a minimum scale of 1:10 shall be submitted to and approved in writing by the Local Planning Authority prior to the removal of the existing front door. Reason: To ensure that the details of the development are satisfactory and to safeguard the character and appearance of the listed building in accordance with Policies G6, C2, CON2, and CON7 of the adopted South Oxfordshire Local Plan 2011.

That the lead flashing to be installed around the roof of the porch must be fixed into the brickwork joints. Reason: To ensure the satisfactory preservation of the listed building in accordance with Policies CON2 and CON3 of the adopted South Oxfordshire Local Plan 2011.

That the new lintel to be introduced must be oak. Reason: To ensure the satisfactory preservation of the listed building in accordance with Policy CON2 of the adopted South Oxfordshire Local Plan 2011.
