Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

Prior to the commencement of development, a noise report shall be submitted to and approved in writing by the Local Planning Authority. The report should detail the noise produced by all plant singley and in total, at the nearest residential facade ( or openable window etc) and also detail the times and duration of operation of the plant. The report must take account of the background noise over the period of operation of the plant and be in accordance with "BS 4142 ( 1997), Method for rating industrial noise affecting mixed residential and industrial areas" and the rating level of the noise emitted from the premised shall be lower that the background noise in accordance with BS4142. Reason: To ensure that the details of the propsal are satisfactory and to prevent nuisance from noise or vibration and to comply with policy EP2 of the adopted South Oxfordshire Local Plan.

That, prior to the commencement of development, technical details of the kitchen extract regarding odour shall be submitted to and approved in writing by the Local Planning Authority. Details should include the height of the termination of the extract with reference to the surrounding roof levels, the efflux velocity and the type of odour abatement method proposed ( charcoal filters etc). The extraction equipment shall be switched off between the hours of 24:00 and 07:00. Reason: To ensure that the details of the development are satisfactory and to comply with policy EP1 of the adopted South Oxfordshire Local Plan.
