Conditions / Refusal Reasons
That, having regard to the traditional form and appearance of the existing dwelling, the proposed extensions would disrupt and break the simple lines of the existing property and involve the demolition of historic walls. The large extension proposed on the north east elevation, in particular, would be overly dominant and would appear awkward and contrived. As such, the extensions would adversely affect the character, appearance and features of the listed building contrary to policies G2, Con 2 and Con 3 of the adopted South Oxfordshire Local Plan.
The proposed garage/carport building which is a substantial building, would be located outside the residential curtilage of Sandy Lane Farmhouse. As such it would detract from the character and amenity of the rural landscape and would extend development into open countryside contrary to policies G2 and C4 of the adopted South Oxfordshire Local Plan.
The site lies immediately adjacent to the Oxford Green Belt and the erection of a large three bay garage building in an isolated rural location would detract from the openness of the Green Belt contrary to policies G2 and GB4 of the adopted South Oxfordshire Local Plan.
