That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P09/W0393/DIS

That samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced. Reason: To safeguard the character of the area in accordance with Policy G2 of the adopted South Oxfordshire Local Plan. Related application(s): P09/W0393/DIS

That notwithstanding the provisions of Article 3 of, and Classes A, B, C, D or E of Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order), no development within those classes of Part 1 of Schedule 2 to the Order shall be carried out on the land unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof. Reason: To ensure that the development is not unneighbourly in accordance with Policy H4 of the adopted South Oxfordshire Local Plan. Related application(s): P09/W0393/DIS

That prior to the commencement of development on the site, the kitchen window to the first floor flat in the north elevation of 168 Broadway, shall be blocked up and a new rooflight provided to light the room in accordance with the details shown on drawing C2869/06/010 accompanying the application and retained as such. Reason: To ensure the development is not unneighbourly in accordance with Policy H4 of the adopted South Oxfordshire Local Plan

That a scheme for the landscaping of the site, including the treatment of hardstandings, the provision of boundary fencing and screen walling and the details of the bin and cycle storage facilities shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted. The scheme shall be implemented as approved within 12 months of the commencement of the approved development and thereafter be maintained in accordance with the approved scheme to the complete satisfaction of the Local Planning Authority. Reason: To ensure that facilities are provided and the development is not unneighbourly in accordance with Policy D1 of the adopted South Oxfordshire Local Plan.

That a cycle store shall be provided for each dwelling in the position as shown on Drawing C2869/06/010 prior to the occupation of the dwellings hereby permitted. Reason: To ensure safe cycle provision is provided on the site in accordance with Policy T2 of the adopted South Oxfordshire Local Plan.
