That having regard to the size and design of the proposed conservatory, inparticular its depth, complicated design and siting relative to the already extended rear elevation, the development represents an unacceptable form of development which would be unsympathetic to the established character and appearance of the grade II listed building contrary to Policies CON2, and CON3 of the South Oxfordshire Local Plan.

That the site lies within the Oxford Green Belt where there is a general presumption against development and having regard to the size of the proposed conservatory and to the fact that the property has previously been extended, the proposal would have a detrimental impact on the openness of the Oxford Green Belt contrary to Policies GB2 and H13 of the South Oxfordshire Local Plan.
