Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the tiles shall be of the same type, colour and texture as those used on the existing building. Reason: To safeguard the character of the existing building and of the area in general in accordance with Policy H13 of the Adopted South Oxfordshire Local Plan.

That the first floor window in the rear elevation of the two storey extension hereby permitted shall be glazed in obscure glass and retained as such. Reason: To ensure that the development is not unneighbourly in accordance with Policy H13 of the Adopted South Oxfordshire Local Plan.

That all window and door details including surface finish shall be submitted at a scale of 1:20 and approved in writing by the Local Planning Authority prior to the commencement of development. Reason: To ensure that the details of the development are satisfactory in accordance with Policy CON7 of the adopted South Oxfordshire Local Plan.

That the external render shall be traditional lime mix and any surface finsh shall be lime wash. A sample panel of the external render shall be constructed on site and approved in writing by the Local Planning Authority prior to the commencement of development. Reason: To ensure that the details of the development are satisfactory in accordance with Policy CON7 of the adopted South Oxfordshire Local Plan.

That a photographic record shall be taken of the areas to be altered and a set to be forwarded to the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policy CON7 of the adopted South Oxfordshire Local Plan.
