Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the materials to be used for the external walls and roofs shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory and to comply with Policies G2 and H13 of the adopted South Oxfordshire Local Plan.

Gas protective measures shall be incorporated into the design of the building following the measures a-b and in accordance with the approach outlined in BRE212; Construction of new buildings on gas contaminated land or CIRIA 149; Protecting Development from methane. These measures shall include: a) Production of proposals for gas protective measures. These shall be submitted to and approved in writing by the Local Planning Authority before the development commences. b) After approval by the Local Planning Authority, gas protective measures shall be fully implemented and a report submitted to and approved in writing by the Local Planning Authority before occupation of the development. Reason: To ensure the safety of the development and the public and ensure that the site is suitable for the proposed use and to comply with Policies G2, EP1 and EP8 of the adopted South Oxfordshire Local Plan.

That notwithstanding anything contained in the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no additional windows shall be constructed in the walls of the development hereby approved facing east. Reason: To ensure that the development is not unneighbourly and to comply with Policies G2 and H13 of the South Oxfordshire Local Plan.
