That, having regard to the form, mass and scale of the proposed extension, it would dominate rather than be subservient to the existing dwelling and fail to respect its simple, attractive character and modest proportions to the detriment of its character and appearance. In addition the proposed development would detract from the visual amenities and special landscape qualities of this part of the Chilterns Area of Outstanding Natural Beauty. As such the proposals would be contrary to policies G2, G6, D1, H13 and C2 of the adopted South Oxfordshire Local Plan and Part 4 of the South Oxfordshire Design Guide.
