Conditions / Refusal Reasons
That having regard to the form and design of the proposed conservatory, this extension would be out of scale and character with the original modest grade II listed cottage; the character and setting of which would be detrimentally harmed by further extension and alteration. As such, the conservatory would be contrary to the provisions of the adopted South Oxfordshire Local Plan, particularly policies CON2 and CON3, and to the advice contained within PPG15.
That having regard to the location and unsympathetic nature of the proposed conversion of door to window, these works would alter the traditional relations of the building to the street and upset the composition of the front elevation. As such, the proposal would harm the character and setting of the grade II listed building contrary to the provisions of the adopted South Oxfordshire Local Plan particularly policies CON3 and CON5, and to the advice contained within PPG15.
That having regard to the location and unsympathetic nature of the satellite dish, the proposed dish would be prominently located on part of the original listed cottage and would consequently detract from the character and setting of the grade II listed building. As such, the proposals would be contrary to the provisions of the adopted South Oxfordshire Local Plan, particularly policies CON3 and CON5.
