Conditions / Refusal Reasons
That, having regard to the design, scale and location of the extension, the proposal would result in an incongruous first floor element and roof form which would detract from the character and appearance of the dwelling and surrounding area. Furthermore, the increased height of the first floor extension and the inclusion of a first floor window in close proximity to the shared boundary with 21A Heyford Hill Lane would be overbearing to the occupants of this property and would lead to them losing some privacy and feeling overlooked to the detriment of the enjoyment of their residential amenities. As such, the proposal would be contrary to the provisions of the Council's adopted Local Plan, particularly policies G2, G6 and H13, and to the advice contained within the South Oxfordshire Design Guide.
