Conditions / Refusal Reasons
That having regard to the size, design and location of the proposal, the extension would dominate the north elevation and be too complex in relation to the simplicity of the listed building. Furthermore, it would involve the removal of a considerable area of the existing rear wall. As such, the proposal would diminish the special historical and architectural qualities of the Grade II listed building and would be contrary to the provisions of PPG15 and the adopted South Oxfordshire Local Plan 2011, particularly Policies CON2 and CON3.
