Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That before any work is undertaken in pursuance of this consent, such steps shall be taken and such works shall be carried out to secure the safety and stability of the building during the alterations, and to provide protection for the building against the weather during the progress of the works.
Reason: To secure the safety and protection of the listed building and in accordance with Policy G2 of the South Oxfordshire Local Plan.
That no development shall be carried out other than in accordance with a detailed schedule of works which shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development.
Reason: To safeguard the architectural and historic character and appearance of the building and the amenity of the East Hagbourne Conservation Area and in accordance with Policies CON3 and CON7 of the South Oxfordshire Local Plan.
That samples of the materials to be used for the roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences.
Reason: To safeguard the architectural and historic character and appearance of the building and the amenity of the East Hagbourne Conservation Area and in accordance with Policies CON3 and CON7 of the South Oxfordshire Local Plan.
That notwithstanding the generality of condition 3 no development shall commence until a detailed specification of the type, design and external finish of all windows, glazed screens, external doors, rainwater goods, extract ducts, flues and vents has been submitted to and approved in writing by the Local Planning Authority.
Reason: To safeguard the architectural and historic character and appearance of the building and the amenity of the East Hagbourne Conservation Area and in accordance with Policies CON3 and CON7 of the South Oxfordshire Local Plan.
That the detailed specification of the windows, glazed screen and external doors shall be submitted on plans at a scale of 1:20 in section and elevation and approved in writing by the Local Planning Authority before development commences.
Reason: To safeguard the architectural and historic character and appearance of the building and the amenity of the East Hagbourne Conservation Area and in accordance with Policies CON3 and CON7 of the South Oxfordshire Local Plan.
That notwithstanding the provisions of Article 3 of, and Class A of Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order), no windows shall be inserted in the roof unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof.
Reason: To safeguard the architectural and historic character and appearance of the building and the amenity of the East Hagbourne Conservation Area and that of neighbours and in accordance with Policies G2, CON3 and CON7 of the South Oxfordshire Local Plan.
That the additional living accommodation hereby permitted shall be occupied and used only in connection with and ancillary to the occupation and use of the existing property 7 Church Close, East Hagbourne as a single dwellinghouse, as specified in the application, and shall not be occupied or used separately therefrom.
Reason: As the separate occupation of the accommodation would represent an undesirable sub-division of the property and result in inadequate standards of amenity and privacy and in accordance with Policies H4 and H5 of the South Oxfordshire Local Plan.
That a scheme for the landscaping of the site, including the planting of live trees and shrubs, shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted. The scheme shall be implemented as approved within 12 months of the commencement of the approved development and thereafter be maintained in accordance with the approved scheme. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 5 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority.
Reason: To help assimilate the development into its surroundings in accordance with Policy D1 of the South Oxfordshire Local Plan.
