Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced.
Reason: To safeguard the character of the area in accordance with Policy H4 of the adopted South Oxfordshire Local Plan.
That, prior to the occupation of the dwellings, the existing access onto Mereland Road shall be widened, laid out and constructed in accordance with the details shown on drawing no. 14385/2514/1315 and the highway authority's specification.
Reason: In the interest of highway safety and convenience in accordance with Policy D2 of the adopted South Oxfordshire Local Plan.
That the parking provision shall be as shown on the deposited drawing, reference 14385/2514/1315 all constructed, surfaced and laid out, retained and maintained to the satisfaction of the Local Planning Authority.
Reason: To comply with the Local Planning Authority's vehicle parking standards in accordance with Policy T1 of the adopted South Oxfordshire Local Plan.
That prior to the occupation of the dwellings the pedestrian vision splay shall be provided as shown on drawing no. 14385/2514/1315 and shall not be obstructed by any object, structure or planting or other material.
Reason: In the interest of highway safety and convenience in accordance with Policy G10 of the adopted South Oxfordshire Local Plan.
That no dwelling shall be occupied until a 1.8 metre high boundary fences to the side and rear boundaries have been constructed and completed.
Reason: To ensure that the details of the development are satisfactory in accordance with Policy H4 of the adopted South Oxfordshire Local Plan.
That, prior to the commencement of development, full details of the existing ground levels on the site and the proposed slab level of the new flats shall be submitted to and approved in writing by the Local Planning Authority. Thereafter the works shall be carried out in accordance with the approved plans.
Reason: To ensure that the details of the development are satisfactory in accordance with Policy H4 of the adopted South Oxfordshire Local Plan.
That notwithstanding the provisions of Article 3 of, and Classes A, B, C or E of Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order) no extension, additional windows, alteration to the roof or new ancillary buildings within the curtilage shall be provided on either plot unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof.
Reason: To ensure that the development is not unneighbourly in accordance with Policy H4 of the adopted South Oxfordshire Local Plan.
