Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That before any work is undertaken in pursuance of this consent, such steps shall be taken and such works shall be carried out to secure the safety and stability of the building during the alterations, and to provide protection for the building against the weather during the progress of the works. Reason: To secure the safety and protection of the listed building and in accordance with Policy CON 3 of the South Oxfordshire Local Plan.

That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the South Moreton Conservation Area and in accordance with Policies CON 2 and D1 of the South Oxfordshire Local Plan.

That no development shall take place until written approval has been given by the Local Planning Authority to a sample panel of all external walling materials and details of brickwork over external wall opening to be used in the development. The sample panel shall be erected on the site of the development and retained until development is completed and the panel shall thereafter be removed from the site. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the South Moreton Conservation Area and in accordance with Policies CON 2 and D1 of the South Oxfordshire Local Plan.

That notwithstanding any indications as to these matters which may have been given in the application no development shall take place until there has been submitted to and approved in writing by the Local Planning Authority joinery details of new windows and doors on plans at a scale of 1:20. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the South Moreton Conservation Area and in accordance with Policies CON 2 and D1 of the South Oxfordshire Local Plan.
