Conditions / Refusal Reasons
That the proposal would be contrary to the general environmental and housing policies of the Oxfordshire Structure Plan (OSP) 2016 and the adopted South Oxfordshire Local Plan policies which seek to restrict development in the countryside and to locate new development in settlements close to services and facilities well served by sustainable means of transport. The application site is located within the hamlet of Gatehampton where no facilities or services are available and it is an unsustainable location for a new dwelling. As such the proposal would be contrary to Policies G1, G2 and G5 of the Oxfordshire Structure Plan and Policies G1, G2 and H6 of the adopted South Oxfordshire Local Plan. The evidence put forward by the applicant is not sufficient to outweigh the planning objections.
The erection of a new single storey dwelling as proposed and associated domestic paraphernalia on this prominent site in open countryside would detract from the special landscape quality of the Chilterns Area of Outstanding Natural Beauty contrary to Policy EN1 of the Oxfordshire Structure Plan and Policy C2 of the adopted South Oxfordshire Local Plan and from the character and appearance of the Conservation Area contrary to Policy Con 7 of the adopted South Oxfordshire Local Plan.
