Conditions / Refusal Reasons
That, having regard to the size and mix of dwellings proposed, particularly the lack of 1 or 2 bed roomed properties and the preponderance of 3 and 4 bed roomed properties, the proposal fails to meet current, local housing needs, contrary to Policy H7 of the adopted South Oxfordshire Local Plan.

That, having regard to the inappropriate details of design and to the lack of any regard to sustainability and energy efficient design, the development would fail to reinforce local distinctiveness and detract from the character and visual appearance of the locality, contrary to Policies G8, H4, D1 and D8 of the adopted South Oxfordshire Local Plan.

That, having regard to the lack of private amenity space for the residents of the development, the proposals fail to make adequate provision for the prospective occupiers, contrary to Policy D3 of the adopted South Oxfordshire Local Plan.

That, having regard to the relationship of the proposed dwellings relative to the adjoining property, particularly No's 3 and 4 Droveside, the proposals represent an un-neighbourly form of development which would overlook adjoining dwellings, contrary to Policy D4 of the adopted South Oxfordshire Local Plan.

That the development fails to make provision for affordable housing in accordance with Policy H9 of the adopted South Oxfordshire Local Plan.

That the development fails to make any provision for essential off-site services, contrary to Policy D11 of the adopted South Oxfordshire Local Plan.

That the layout fails to make proper provision for access by fire and refuse vehicles, or for the management and disposal of waste, contrary to Policies D10 and D11 of the adopted South Oxfordshire Local Plan.

That the development results in the loss of trees, the subject of a Tree Preservation Order, the loss of which would detract from the character and appearance of the locality, contrary to Policy C9 of the adopted South Oxfordshire Local Plan.
