That the development of the site with a high density development of seven flats fails to reinforce local distinctiveness and is out of character with its surroundings by reason of its form, scale, type of development and relationship with the street scene. As such the development would detract from the character and appearance of the area contrary to Policies G6, D1 and H4 of the adopted South Oxfordshire Local Plan and advice in Section BP3 of the South Oxfordshire Design Guide.
That the proposed development represents a cramped form of development providing substandard amenity areas for flats 1 and 3 contrary to Policy D3 of the adopted South Oxfordshire Local Plan and advice in Section BP4 of the South Oxfordshire Design Guide.
