Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced. Reason: To ensure that the details of the development are satisfactory in accordance with Policy H4 of the adopted South Oxfordshire Local Plan.

That development shall not begin until a detailed specification of the type, design and external finish of all windows, external doors and roof lights has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policy H4 of the adopted South Oxfordshire Local Plan.

That, notwithstanding the provisions of Article 3 of, and Class A of Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order), no additional first floor windows shall be inserted unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof. Reason: To ensure that the development is not unneighbourly in accordance with Policy H4 of the adopted South Oxfordshire Local Plan.

That the bathroom window in the north elevation of the dwelling hereby permitted shall be glazed in obscure glass prior to the first occupation of the accommodation and shall thereafter be retained as such. Reason: To ensure that the development is not unneighbourly in accordance with Policy H4 of the adopted South Oxfordshire Local Plan.

That, prior to any other development to which this permission relates, the access alterations shown on the approved plan shall be undertaken. Reason: In the interests of highway safety and convenience in accordance with Policy G10 of the approved South Oxfordshire Local Plan.

That no structure or vegetation, exceeding 900mm in height, shall be placed, or allowed to grow, in the vision splay shown on the approved plan. Reason: In the interests of highway safety and convenience in accordance with Policy G10 of the approved South Oxfordshire Local Plan.

That the frontage wall shall be retained at its altered height as shown on the approved plan. Reason: To safeguard the setting of the adjoining listed building in accordance with Policy CON7 of the adopted South Oxfordshire Local Plan.

That no development shall commence on the site, until the applicant has been responsible for organising an archaeological watching brief, to be maintained during the period of construction/during any groundworks taking place on the site. The watching brief shall be carried out in accordance with a written specification and by a professional archaeological organisation that has first been agreed in writing by the Local Planning Authority. Reason: To safeguard the recording and inspection of matters of archaeological importance of the site in accordance with Policy CON16 of the adopted South Oxfordshire Local Plan.
