Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of three years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That before any work is undertaken in pursuance of this consent, such steps shall be taken and such works shall be carried out to secure the safety and stability of the building during the alterations, and to provide protection for the building against the weather during the progress of the works. Reason: To secure the safety and protection of the listed building in accordance with Policy CON3 of the South Oxfordshire Local Plan.

That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any works commence. Reason: To safeguard the architectural and historic character and appearance of the listed building in accordance with Policy CON2 of the South Oxfordshire Local Plan.

That works shall not begin until a detailed specification including plans at a scale of 1:20 showing all windows, glazed screening and external doors has been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the architectural and historic character and appearance of the listed building in accordance with Policy CON2 of the South Oxfordshire Local Plan.

That no works shall take place in relation to the rebuilding of the existing rear wall abutting the public footpath until written approval has been given by the Local Planning Authority to a sample panel of the materials including lime mortar and the mortar mix to be used in the reconstruction. The panel shall be erected on the site of the works and retained until the works are completed and the panel shall thereafter be removed from the site. Reason: To safeguard the architectural and historic character and appearance of the listed building in accordance with Policy CON2 of the South Oxfordshire Local Plan.
