Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That notwithstanding anything contained in the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no additional windows shall be constructed in the walls of the development hereby approved facing south east or north west. Reason: To ensure that the development is not unneighbourly and to comply wtih Policies G2 and H13 of the adopted South Oxfordshire Local Plan.

That samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced. Reason: To safeguard the character of the area and to comply with Policies G2 and H13 of the adopted South Oxfordshire Local Plan.

That, prior to the commencement of development, a 2m high fence shall be constructed between points A and B shown on the attached plan and shall be retained as such. Reason: To ensure that the development is not unneighbourly and to comply with Policies G2 and H13 of the adopted South Oxfordshire Local Plan.

That the proposed new means of access onto Gatehampton Road is to be formed, laid out and constructed to the approval of the Highways Authority strictly in accordance with the Highway Authority's specifications and that all ancillary works specified shall be undertaken. Reason: In the interests of highway safety and convenience and to comply with Policies G2 and T1 of the adopted South Oxfordshire Local Plan.

That before the proposed new access is first used, the existing access onto Gatehampton Road shall be permanently stopped off by the means of full kerbing and the reinstatement of the footway and to the approval of the Highway Authority and thereafter shall not be used by any vehicular traffic whatsoever. Reason: In the interests of highway safety and convenience and to comly with Policies G2 and T1 of the adopted South Oxfordshire Local Plan.

The existing parking and manoeuvring area shall be retained an unobstructed from the parking and manoeuvring of vehicles at all times. Reason: In the interests of highway safety and convenience and to comply with Policies G2 and T1 of the adopted South Oxfordshire Local Plan.
