Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of three years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That before any work is undertaken in pursuance of this consent, such steps shall be taken and such works shall be carried out to secure the safety and stability of the building during the alterations, and to provide protection for the building against the weather during the progress of the works. Reason: To secure the safety and protection of the listed building in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011.

That samples of the materials to be used for the roof shall be submitted to and approved in writing by the Local Planning Authority before any works commence. Reason: To safeguard the architectural and historic character and appearance of the listed building in accordance with Policy CON2 of the South Oxfordshire Local Plan 2011.

That the walls of the building be constructed and finished not in accordance with the specification of materials and finishes contained in the application but in accordance with a schedule of materials and finishes which shall first have been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the architectural and historic character and appearance of the listed building in accordance with Policy CON2 of the South Oxfordshire Local Plan 2011.

That works shall not begin until a detailed specification of the type, design and external finish of all windows and internal door, rainwater goods and flues has been submitted to and approved in writing by the Local Planning Authority. The joinery details including details of lintels shall be provided on plans at a scale of not less than 1:20. Reason: To safeguard the architectural and historic character and appearance of the listed building in accordance with Policy D1 of the South Oxfordshire Local Plan 2011.

That work shall not begin until a detailed specification of the type, design and external finish of the junction where the extension proposed joins the existing building has been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the architectural and historic character and appearance of the listed building in accordance with Policy CON2 of the South Oxfordshire Local Plan 2011.
