New buildings and walled garden for estate management and machinery (amendment to planning permission P06/E0109/LB to increase area from 512m2 to 576m2 to accommodate the extra composting and covered store provision necessary for estate managment. Windows added to the north elevation, pedestrian gate added to the south elevation).
Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of three years from the date of this consent.
Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
Samples of the materials to be used in the works hereby approved shall be submitted to and approved in writing by the Local Planning Authority before work starts. This condition shall apply irrespective of any indications as to the details that may have been submitted with the application, and shall include the submission of hard surfacing details within the estate yard. The works shall thereafter be constructed using the approved materials unless otherwise agreed in writing by the Local Planning Authority.
Reason: To ensure that the materials are appropriate to the special architectural or historic interest of the listed building in accordance with Policies CON2, CON3 and CON5 of the South Oxfordshire Local Plan 2011.
Prior to the commencement of work, details, at a scale of 1:10 (elevations and sections), of all new windows and external doors, including the garage doors and gates, including materials, and finishes, shall be submitted to and approved in writing by the Local Planning Authority. The windows and doors shall be installed in strict accordance with the approved details.
Reason: To protect the special architectural or historic interest of the building and adjacent structures in accordance with Policies CON2, CON3, and CON5 of the South Oxfordshire Local Plan 2011.
Prior to any work commencing a structural survey of the Grade II listed kitchen garden wall where it adjoins the new development shall be submitted to the Local Planning Authority. Further to the structural survey full details of the method of construction of the work hereby approved at the junction with the wall shall be submitted to and approved in writing by the Local Planning Authority. The work shall be constructed in full accordance with the approved details, unless otherwise agreed in writing by the Local Planning Authority.
Reason: To protect the architectural and historic interest of the listed structure in accordance with Policies CON2, CON3 and CON5 of the South Oxfordshire Local Plan 2011.
Prior to the commencement of any brickwork in relation to the works hereby approved, a sample panel of facing brickwork covering a minimum area of 1 square metre shall be constructed and approved in writing by the Local Planning Authority. Thereafter the approved sample shall remain available for inspection on site for the duration of the work and until, if required, its removal is authorised in writing by the Local Planning Authority. Brickwork in relation to the works hereby approved shall match the approved sample panel in terms of bricks (size, colour and texture), mortar (mix, colour and texture), joint profile and bond to the satisfaction of the Local Planning Authority.
Reason: To ensure that the materials are appropriate to the special architectural or historic interest of the listed building in accordance with Policies CON2, CON3 and CON5 of the South Oxfordshire Local Plan 2011.
