Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of three years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

No works shall take place until samples of the walls and roofing materials to be used in the construction of the works hereby permitted have been submitted to and approved in writing by the local planning authority. Works shall be carried out in accordance with the approved details. Reason: To ensure that the established character and special historical and/or architectural qualities of the listed building are protected and that the character of the surroundings are preserved in accordance with Policies CON2, CON3 and CON5 of the South Oxfordshire Local Plan 2011.

That the fabric of the listed building shall be properly protected during the repair and construction works. Reason: To ensure that the established character and special historical and/or architectural qualities of the listed building are protected in accordance with Policies CON2, CON3 and CON5 of the South Oxfordshire Local Plan 2011.

That notwithstanding the details submitted with the application proposal, the doors on the south-western elevation shall be no wider than 1.5 metres and shall be so retained. Reason: To ensure that the established character and special historical and/or architectural qualities of the listed building are protected in accordance with Policies CON2, CON3 and CON5 of the South Oxfordshire Local Plan 2011.

That details of the type, design and finish of the doors, including section and elevation drawings at a maximum scale of 1:5, shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development and thereafter implemented as approved. Reason: To ensure that the established character and special historical and/or architectural qualities of the listed building are protected in accordance with Policies CON2, CON3 and CON5 of the South Oxfordshire Local Plan 2011.

That notwithstanding drawings No. KA002/TP/03.1A, KA002/TP/03.2A and KA002/TP/02.2A, the square window on the south west gable is not acceptable. The existing rooflight on the south-west elevation shall be replaced with a flush conservation-type rooflight of the same size as the new rooflight identified on drawing KA002/TP/03.1A in accordance with details to be submitted to and approved by the Local Planning Authority prior to the commencement of the works. Reason: To ensure that the established character and special historical and/or architectural qualities of the listed building are protected in accordance with Policies CON2, CON3 and CON5 of the South Oxfordshire Local Plan 2011.
