That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority prior to commencement of development. Reason: To ensure that the details of the development are satisfactory in accordance with Policies C2 and H13 of the South Oxfordshire Local Plan 2011.

That the landing window in the side (south) elevation of the extension hereby permitted shall be glazed in obscure glass prior to first use of the new accommodation and shall thereafter be retained as such. Reason: To ensure that the development is not unneighbourly in accordance with Policy H13 of the South Oxfordshire Local Plan 2011.

That the additional living accommodation hereby permitted shall be occupied and used only in connection with and ancillary to the occupation and use of Appletree Cottage as a single dwellinghouse, and shall not be occupied or used separately therefrom. Reason: As the separate occupation of the accommodation would represent an undesirable sub-division of the property and result in inadequate standards of amenity and privacy and would be contrary to Policy H6 of the South Oxfordshire Local Plan 2011.
