Conditions / Refusal Reasons
That having regard to the form, appearance, detailing and layout of the development, the proposal to create three new dwellings would appear intrusive in the street scene and out of keeping with the established character of the surrounding area. The proposal would not constitute an acceptable infill development and would detract from the character and appearance of the adjacent Henley Conservation Area. In this way the proposal would be contrary to policies G2 and H1 of the Oxfordshire Structure Plan, policies G2, G6, CON 7, D1 and H4 of the adopted South Oxfordshire Local Plan, advice set out in the South Oxfordshire Design Guide and Government guidance in PPG1, PPG3/PPS3 and PPG 15.
