Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That no structures, buildings or hardstandings shall be erected or constructed unless the Local Planning Authority has granted planning permission on receipt of a planning application.
Reason: To protect the character and appearance of this part of the Chilterns Area of Outstanding Natural Beauty in accordance with Policies G1, C2 and R5 of the South Oxfordshire Local Plan.
That no lighting shall be erected or installed in connection with the use hereby permitted unless the Local Planning Authority has granted planning permission on receipt of a planning application.
Reason: To protect the character and appearance of this part of the Chilterns Area of Outstanding Natural Beauty in accordance with Policies G1, C2 and R5 of the South Oxfordshire Local Plan.
That the practice area hereby permitted shall not be used other than by staff, members and guests of Huntercombe Golf Club.
Reason: Taking into account the access and car parking arrangements and the location of the site a separate or more intensive use maybe unacceptable and contrary to Policies G2, C2, R5 and T1 of the South Oxfordshire Local Plan.
That the tee area shall not exceed the size and area shown on plan no. 34.04.2 received on 12 January 2007 amending the application.
Reason: A larger tee area would have a different impact on the amenities of the area and could potentially affect the safety of nearby walkers and/or residents in accordance with Policies C2, R5 and R8 of the South Oxfordshire Local Plan.
That prior to any work in connection with the creation of the practice tee hereby permitted a landscape management plan shall be submitted to and approved in writing by the Local Planning Authority. This shall include full details of the tree, hedging and wildflower planting and details of the arrangements for its implementation.
Reason: To help assimilate the use into its surroundings and enhance the ecology of the area in accordance with Policies G2, C6 and C9 of the South Oxfordshire Local Plan.
That the planting and landscape works approved as part of the management plan pursuant to Condition 6 shall be undertaken in accordance with a programme to be submitted to and agreed in writing by the Local Planning Authority. If within a period of three years from the date of their planting any new tree, hedging or wildflower plant is removed, uprooted, destroyed, dies or becomes seriously damaged or defective they shall be replaced with a species of the same type unless written variation is given by the Local Planning Authority.
Reason: To help assimilate the use into its surroundings and enhance the ecology of the area in accordance with Policy G2, C6 and C9 of the South Oxfordshire Local Plan.
That, prior to the commencement of any work in connection with the creation of the practice tee hereby permitted a scheme of safety control measures shall be submitted to and approved in writing by the Local Planning Authority. Thereafter the control measures shall be implemented prior to the first use of the practice tee and shall be so retained unless agreed in writing by the Local Planning Authority.
Reason: To ensure that the risk of danger to walkers from miss hit golf balls is minimised in accordance with Policy R8 of the South Oxfordshire Local Plan.
