The proposed detached building, by reason of its excessive size, position and appearance, would be harmful to the setting of the adjacent Grade II listed buildings (Chiltern Cottage and Fox and Hounds Public House), contrary to adopted South Oxfordshire Local Plan Policy CON5 and to advice contained in PPG15.

The proposed detached building, by reason of its excessive size, position and appearance, would be a prominent feature of the street scene, unsympathetic to the semi-rural character and appearance of the surrounding area and harmful to the natural beauty and special landscape quality of the Chilterns Area of Outstanding Natural Beauty. In this way the proposal would be contrary to adopted South Oxfordshire Local Plan Policies G2, G6, C2 and H13 and advice contained in Sections 4.3 and 4.4 of the South Oxfordshire Design Guide and PPS7.
