Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G6 and H13 of the South Oxfordshire Local Plan.

That the existing hedge along the eastern boundary of the site, and along the southern boundary of the site to the east of the access point, shall be retained at a height of not less than 2.5 metres. In the event that the hedging dies or is seriously damaged or destroyed within 3 years of the completion of the development, it shall be replaced with similar hedging and the replacement hedging shall be retained and properly maintained. Reason: To safeguard the character and appearance of the area in accordance with Policies G6 and H13 of the South Oxfordshire Local Plan.
