That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That prior to commencement samples of the materials to be used for the roof and walls of the proposal shall be submitted to and agreed in writing by the Local Planning Authority. Reason: To protect the character of the property and the character and appearance of the Sydenham Conservation Area in accordance with Policies G2, G6, H13 and CON7 of the South Oxfordshire Local Plan 2011.

That prior to commencement, details of the windows and doors shall be submitted to and agreed in writing by the Local Planning Authority at a scale of 1:20. Reason: To protect the character of the property and the character and appearance of the Sydenham Conservation Area in accordance with Policies G2, G6, H13 and CON7 of the South Oxfordshire Local Plan 2011.

That the rainwater goods shall be cast iron and retained as such. Reason: To protect the character of the property and the character and appearance of the Sydenham Conservation Area in accordance with Policies G2, G6, H13 and CON7 of the South Oxfordshire Local Plan 2011.
