Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policies H13, CON5 and CON7 of the South Oxfordshire Local Plan.

That development shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policies H13, CON5 and CON7 of the South Oxfordshire Local Plan.

That the proposed rooflights shall be conservation style and shall be so retained and maintained. Reason: To ensure that the details of the development are satisfactory in accordance with Policies CON5 and CON7 of the South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order) the garage accommodation shall be retained as such and shall not be adapted for living purposes without the prior grant of planning permission by the Local Planning Authority on a formal application in respect thereof. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policies G2 and D2 of the South Oxfordshire Local Plan.

That the additional living accommodation hereby permitted shall be occupied and used only in connection with and ancillary to the occupation and use of the existing property Cape Cottage as a single dwellinghouse, as specified in the application, and shall not be occupied or used separately therefrom. Reason: As separate use of the building would be contrary to housing Policy H6 of the adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows above ground floor level shall be inserted in the building other than those expressly authorised by this permission. Reason: To prevent overlooking in accordance with Policy H13 of the South Oxfordshire Local Plan.

That the existing hedge along the eastern boundary of the site shall be retained and maintained. Reason: To protect the amenity of the area in accordanec with Policies G2 and CON7 of the South Oxfordshire Local Plan.
