Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That no development shall take place until a sample of tiles to be used in the construction of the extension hereby permitted has been submitted to and approved in writing by the Local Planning Authority. Thereafter the work shall be carried out in accordance with the approved details.
Reason: To ensure that the established character and special historical and/or architectural qualities of the listed building are protected and that the character of the surroundings are preserved in accordance with Policies CON2, CON3 and CON5 of the South Oxfordshire Local Plan 2011.
That prior to the commencement of any development, a sample panel of the brickwork shall be provided on site to show the colour, size, texture and facebond of the brick and the pointing style which shall be flush. Once the panel sample has been inspected and approved in writing by the Local Planning Authority, the brickwork shall proceed in accordance with the approved panel which shall be retained on site for the duration of the works.

That the rainwater goods to be used on the extension hereby permitted shall be cast iron.

That details at a scale of 1:10 of the new painted timber doors to be used on the extension hereby permitted shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development and thereafter the doors used shall be as approved.

That the windows to be used in the extension hereby permitted shall be painted timber, single glazed, double hung vertically sliding sashes set in a reveal with glazing bars to match the existing ground floor rear window unless otherwise agreed in writing by the Local Planning Authority.
